What does the HOA fee cover?
You can schedule a viewing by going to our website at oaktreestoneproperties.com and then clicking on our Availability page, selecting from the date/time available.

What insurance does the HOA carry, and what do I need as a homeowner?
Tenants can submit maintenance requests through our online portal 24/7. We categorize issues by urgency and dispatch trusted vendors accordingly. You’ll be notified of all non-emergency repairs and kept in the loop throughout the process.

How often are HOA fees due?
Oaktree Stone Properties utilizes a 3rd party screening company to process all of our applications and the application fee goes towards those screening costs. Therefore, the application fees are non-refundable.

What happens if I miss a dues payment?
Yes. We require our residents to pay a refundable security deposit once the application is approved. In general, the security deposit is usually equal to one month's rent, unless otherwise noted.

Can I make changes to the exterior of my home?
If your roommate moves out, a written notice must be submitted to Oaktree Stone Properties by both the remaining tenant and the departing tenant. Both the remaining tenant and the departing tenant must release the departing tenant from any financial obligation for the unit by signing a roommate release form. Remember that tenants are jointly and severally liable to ensure that the rent is paid. You must have written permission from Oaktree Stone Properties to substitute a roommate. The new roommate must submit an application and pay the $80 application fee for the background check. (It is not the responsibility of Oaktree Stone Properties to arbitrate or mediate problems between multiple co-tenants.) Security deposit reimbursements to departing roommates are handled by the remaining tenants. No portion of the security deposit will be refunded individually.

Who do I contact for maintenance issues in common areas?
No, the lease agreement clearly states that the resident shall not sublet any portion of the property or assign the agreement without written consent from Oaktree Stone Properties.

How can I get involved with the HOA?
Rent is due on the 1st of each month and is considered late if not received in the office by the 3rd of each month.

Are board meeting minutes available to homeowners?
Oaktree Stone Properties accepts online payments only. Online payments are made through our Resident portal.

How do I access my HOA documents and account info?
We aim to disburse owner payments by the 15th of each month, depending on when rent is received and processed. All income and expense reports are available in your online owner portal.

What are the HOA's hours of operation?
The management office typically operates during standard business hours, Monday–Friday, 10 AM to 4 PM. For emergencies outside of those hours, you can contact the after-hours emergency line.
